What is This Calculator?

The Real Estate Investment Calculator helps you analyze rental property returns (ROI, cash flow, cap rate, NOI) and compare the long-term financial outcome of buying a home versus renting and investing the difference.

Key Metrics

  • Cap Rate: NOI ÷ Purchase Price. Higher means better yield (ignoring financing).
  • Cash on Cash: Annual cash flow ÷ Total cash invested. Return on your actual money in the deal.
  • NOI: Net Operating Income = Effective gross income minus operating expenses (no mortgage).
  • DSCR: Debt service coverage ratio; NOI ÷ annual debt service. Lenders often require ≥ 1.25.
